Rental Criteria

All application fees are non-refundable.

Fair Housing Disclosure:

Exceptional Property Management complies with all federal, state, and local fair housing laws.

Exceptional Property Management will not discriminate against any person because of Race, Color, Religion, National Origin, Familial Status, Disability, Marital Status, Age, Ancestry, Sexual Orientation, Medical Condition, Source of Income, Gender, Gender Identity, Gender Expression, Genetic Information, Citizenship, Immigration Status, Primary Language Spoken, Veteran and/or Military Status, or for any other arbitrary reason.

Approval Qualifications:

Income Requirements:

2.5 times the monthly rent in combined net income OR 3 times the monthly gross income.

Credit Score Requirements:

Applicants with a credit score below 640 will be denied

640 or higher credit score per applicant approval

Other Requirements:

No bankruptcies within the last 7 years.

Application Submission:

Each resident over the age of 18 must submit a separate rental application.

Your application is not complete until all applications for the group are submitted with supporting documents.

Required Documents:

2 months pay stubs

2 full months of recent personal bank statements.

Previous calendar year's personal tax return and three (3) months of recent bank statements.

A copy of a valid driver’s license or government-issued photo ID.

Letters of reference (if applicable).

Photos of pets (if applicable).

Note: Additional documentation may be requested.

Government voucher Requirements:

Under SB-267, if you are under HUD jurisdiction, you have to meet the following requirements and the management company does not utilize a credit history and credit score report:

Income Requirement:

Net Income must be 2.5 times rent times your portion of rent, plus meeting the standard approval qualifications.

Proof of Ability to Pay: Provide legal, verifiable evidence of your ability to pay your portion of the rent, including:

A minimum 2 years on-time rental payment history with a positive landlord reference.

Three (3) different bill payment histories (utilities, car, phone, etc.) for at least 12 months.

3 months of personal bank statements along with income documentation.

No evictions 

Pet Policies:

Breed Restrictions: No aggressive breeds (Alaskan Malamute, American Bulldogs, American Pit Bull Terriers, Boxers, Chow Chows, Doberman Pinschers, German Shepherds, Great Danes, Huskies, Mastiffs, Pit bulls, Rottweilers, Terriers, Wolf Mixes)

All pets must be under 60lbs

Maximum Allowable Pets: No more than 3 pets per property.

Monthly Pet Fee: $50 per pet.

Assistance Animals: Are not considered pets and are exempt from pet fees and restrictions.

Please note whether or not a property allows pets by checking the property advertisement.


Income Verification:

Acceptable forms of income documentation:

Pay stubs, W-2s, bank statements showing clear deposits from employers.

Verifiable letters of employment on official letterhead for new job offers only.

Proof of government benefits, investments, or trust fund income.

Section 8 or rental subsidies (evaluated based only on the applicant’s portion of the rent).

Approval of income documentation is dependent upon verification of authenticity.

Application and Screening Reports:

Applications and reports are valid for up to 60 days.

If you qualify but cannot secure a home, you may use your application for other vacancies within this period.

Application Approval Process:

Applications will be grouped in a 48-hour window of submission and reviewed together. Once the window has closed, we will continue accepting applications.  However, please keep in mind that we may or may not approve an application that is currently being processed. It is our goal to provide an answer within 3 business days after the review has begun but certain factors may cause a delay. 

The most qualified applicant within the window will be approved.

After approval, the security deposit and lease signing must be completed within 24 hours.

By applying, you understand and agree to the following:

The application fee is non-refundable.

Providing false or misleading information will result in disqualification or dismissal of the application.

All required questions and documents must be answered or provided.

**Expedited Review Process**

Utilizing the bank and payroll linking feature along with FootPrint ID verification (instead of uploading required information) will expedite the review and decision on your application.

If you choose to upload documents manually, this could cause delays in processing.

**Multiple Applicants Denial Policy**

If multiple applicants are applying and one applicant is declined for any reason, the entire application for all applicants will be considered declined.

All application fees are non-refundable.

**Rental History Requirements**

Applications could be denied if there are any evictions on record.

**Application Process**

Applications will be processed in 24 to 72 business hours, not including weekends or holidays.

Incomplete applications or missing documents will delay the approval process.

**Application Approval**

After approval, the security deposit must be paid within 72 hours in the form of a certified bank check.

The lease contract must also be signed within the same 72-hour period.

If the deposit is not provided or the lease is not signed within this time, applicant approval will be revoked and the next qualified applicant will be selected.

**Property Condition**

The property is leased in its current condition at the time of viewing.

**Renter’s Insurance**

Renter’s insurance with a minimum $100,000 liability coverage is mandatory.
